We act as agent and advisor for investors in the acquisition and disposition of office, retail, industrial and residential property in select markets throughout the Western and Southern United States, where population shifts, immigration, and a host of other factors are fueling demand for residential, commercial and industrial property.
With a hands-on investment specialist involved in all deals, all recommendations are backed by thorough mathematical research and current financial modeling to insure all costs, risks and benefits are calculated in advance so that our clients can make the most informed decisions.

Goal Assessment
In consultation with our clients we establish acquisition guidelines and goals and seek properties that meet those guidelines. Whether the client's objectives are preservation of capital, potential capital appreciation, stable income, or a certain mix, we know that it is critical that we understand the preferences that will make one opportunity a perfect fit and another a waste of time.
Research
As part of our team's ongoing activities we conduct research on properties across our target markets, examining market values, leasing rates, local and regional trends, and population and employment trends. With numerous opportunities in the pipeline, our team can match a client's investment objectives with the opportunities that best complement their objectives. Through our rigorous screening process, only a select few properties are ultimately presented and recommended to clients. Our extensive database and knowledge of our target markets save our clients time and money.
Financial Analysis
Once we have matched an opportunity to an investor, we conduct a comprehensive financial analysis of the property. We believe that any investment opportunity should be supported by comprehensive mathematical analysis that informs the investor of the numbers behind the property. Our thorough financial review includes examination of both its present income producing capabilities as well as the potential for future growth, enhancements that can be made to further increase the value of the property, the terms of each lease, and the preparation of appropriate revenue and expense projections. Once the model is built we perform numerous scenario analysis through powerful monte carlo simulation.
Our goal is to have a successful transaction over the lifetime of the investment, thus we recommend that investments are conservatively capitalized with appropriate levels of debt. We prefer to include sufficient reserves and working capital to ensure that the projects we recommend deliver the results our clients are looking for.
Property Acquisition
Whenever we recommend a property we also develop an exit strategy for that property. Timing is one of the most important considerations in deciding whether or not to move forward with a sale. By constantly monitoring the conditions in that geographic market and passing that information on to our clients we can help them make better purchase, exit or exchange decisions. Our strong relationships with affiliated brokers in our target markets add to our ability to provide our clients with fresh and relevant information.
